Equinox Fitness co-founder lists Westchester home for $8.8M

Vito Errico and his two siblings founded Equinox in 1990, starting with one gym location in Manhattan and eventually expanding the brand to over two dozen locations.

It was while building the company’s first Westchester fitness center that Errico, who grew up in New Jersey, got hooked on the suburbs.

“Our eighth club was in Westchester, and while we were developing it, I fell in love with the area,” says Errico, who had been living in Manhattan for 20 years at that point. The family sold their interest in the company in 2006.

After first living in Bronxville — which was a little too crowded for Errico’s tastes — he bought a 2.6-acre property in Armonk in 2006 and built a custom, nearly 12,000-square-foot home.

By then, he had small children and says, after doing “due diligence,” settled on Armonk for its highly rated schools and proximity to many of the Manhattan amenities the couple had left behind, including excellent restaurants and arts opportunities.

“Even in our town, every restaurant was excellent; the chefs were realizing that the city is bottoming out, so let’s go to where all these people are moving to,” Errico says.

And he was not interested in a “cookie cutter spec house.”

Instead, he worked with Bedford-based Carol Kuth Architecture and NYC-based Five Star House to custom build a six-bedroom, six-bathroom home at 21 Sterling Road South.

The property is on the market, listed for $8,888,888 with Houlihan Lawrence.

The size and scale of the rooms signals that this is most definitely a family home. There are no bowling-alley length hallways or super-sized family rooms; instead the spaces, which are many, are modest in size but seem larger due to the generous use of natural materials and huge windows that fill the residence with natural light.

There are separate spaces for each family member — the bedrooms each have lounge and work areas — but the common spaces, which include an eat-in kitchen and great room — were designed for cozy family gatherings.

“Most builders I talked to wanted to go bigger, bigger, bigger,” Errico says. “Who needs a living room that’s 50 feet wide? It was all about creating comfortable spaces; bigger is not always better.”

Natural materials were used inside and out, starting with the exterior clad in wood shingles, fieldstone and granite; inside, there’s black walnut, limestone and white oak floors. The home lives like an updated midcentury modern, with floating staircases, walls of stone and architectural panels creating a clean, contemporary feel throughout.

“I am super passionate about this house,” Errico says. “When I started to create it, I wanted the feeling that every time I came into my house, I was walking into a hotel or a spa, but it also had to have the feeling I needed to live in with my family.”

Given Errico’s background, there’s a professional quality gym with an indoor sports court. Other amenities include an indoor pool and a spa area covered by a retractable glass ceiling; a stone terrace with an outdoor barbecue and fire pit, a billiards room, wine room and a home theater.

Like many, he and his wife are contemplating a downsizing. Facing an empty nest, he says the couple wants to “go smaller.”  He hopes to find a buyer with a young family.

“It is a special house,” he says, “and we love it, but with my kids moved out and for us to not use some rooms at all, it’s terrible. I want to let someone else enjoy it; hopefully someone who has small kids can get to experience what my kids did.”
